10 Best Real Estate Agents in Vienna

Vienna's property market combines a large rental sector with an active market in flats, houses and apartment buildings for sale. Agents, known locally as Makler, range from small district specialists to firms that also handle new-build projects, commercial space and investment property. Since July 2023, whoever commissions an agent for a rental pays the commission, which in practice usually means the landlord.

This guide lists agencies whose own websites describe their services. For each one we note what they handle, the areas they cover, how they work with sellers and landlords and whether they work in English.

How this guide is ordered

We researched real estate agents across Vienna and left out anyone who doesn't really specialise in it, has poor reviews or makes it hard to get in touch.

How to choose Real Estate Agents in Vienna

  1. Check the trade licenceAgents in Austria need a licence as Immobilientreuhänder. Membership of the ÖVI or a similar body signals that the agency follows the trade's professional rules.
  2. Settle the commission in writingFor rentals, the party that commissions the agent pays. For sales, ask what percentage each side pays, when it falls due and whether costs such as documents or advertising are included.
  3. Ask how the property will be marketedCompare photos, floor plans, virtual tours, portals and buyer databases, and ask how often you will receive a report on enquiries and viewings.
  4. Match the agent to the areaDistrict specialists know local prices and buyers well, while city-wide agencies reach more people. For houses in outer districts or period flats inside the Gürtel, look at an agent's recent listings there.

Frequently asked questions

Who pays the agent's commission in Vienna?

For rentals, the Bestellerprinzip has applied since 1 July 2023: whoever first commissions the agent pays, which is usually the landlord. For sales, buyer and seller each usually pay a commission. The amount varies by agency and price and is capped by law, so agree it in writing before viewings start.

How is a property valued?

Agents compare recent prices of similar properties and adjust for location, size, floor, condition, outdoor space and energy performance. Many offer a free valuation when they receive the sales mandate, while a formal valuation report usually costs extra.

What documents does a seller need?

Typically a land register extract, an energy performance certificate, floor plans and, for flats, documents from the owners' association such as minutes, the reserve fund balance and operating cost statements. Agents usually help collect them before marketing starts.
